The house was amazing and the food was insanely good. The staff was incredible and were always there to make sure we were provided for. Even when I called at 23:00 hours for some accommodations they not only answered the phone but made the needed arrangements. Thank you Nicaragua365 staff for such an awesome experience!

Enjoyed every moment of our stay at this gorgeous home. With unbeatable ocean views we enjoyed spending much of our time on the large patio, in the pool, or on the sand. There are so many choices that provide the perfect balance of activities and relaxation.

Iguana resort it’s very beautiful and the beach is very special. It feels quiet and relaxing. The house is very comfortable and they offer great services such as catering, massages and more. The complex has a mini supermarket and also very nice restaurants. It’s a great spot for a vacation.

This property does not disappoint. I would highly recommend Southern Dreams. It was money well spent on the meal plan. Martha made amazing food for breakfast, lunch, and dinner. She went out of her way to make sure my 7 year and 9 year old picky eaters were well taken care. There was an endless supply of fresh fruits, smoothies, snacks, and soft drinks. Juanita who cares for the house made sure our house was spotless everyday and did our laundry if we asked. Eduardo made sure we were secure at night and was great with the kids.

Spent a week in March 2019 at this amazing “beach house” on the beautiful Playa Colorado. Needed lots of sunscreen. Staff was great. We reserved three days of meals for five and were thrilled with the results; delicious food with no cooking or cleanup. I highly recommend this since grocery purchases on site are limited. We initially bought food and “spirits” at a Granada grocery store on our way to the resort from the airport in Managua.

David helped us with everything we needed, booking transport, arranging chef, surf board rental, etc. Despite the travel warnings, we felt completely safe the entire trip. Never hesitated to let our kiddos explore the beach on their own. The house is spacious, clean, well stocked and has a perfect view of Panga drop so when your done surfing, you can kick back with a Toña and enjoy the show. The set up is really comfortable, outdoor shower, surf rack, lots of place to lounge and sneak a nap. We loved playing ping pong and cooling off in the plunge pool.

This modern estate in the Hacienda Iguana property fronts the surf break known as Panga Drops. From the front porch, of the first or second floor, you can watch the waves of Pangas reeling towards the beach. The staff was gracious and warm. Special thanks go to Maria for cooking traditional and American meals. Delicious!! Juanita kept the house clean and ready for fun. Gracias Amigas!! The property was additionally staffed by a very helpful concierge, Iain, who was immediately responsive to our requests. The pool was cleaned daily, and the security staff were unobtrusive, yet vigilant. The great room of the house is unforgetable. The giant 20 foot high ceilings, cooled by giant ceiling fans, was a tremendous first impression. This room also housed the dining area, the TV viewing area, and wrap-around sliding glass doors that allowed a view of the surf from anywhere in the room. Amazing!! Of the 4 bedrooms, 2 faced the ocean with great views. All were well appointed with soft linens, and decorated in a blend of traditional and modern. The outdoor veranda fronting the ocean is where we spent most of our time. We lounged, with coffee or beers dpending on the time of day, gazing out towards the surf. There is a variety of seating options outdoors: chaise lounges, hammock, table and chairs, and comfy sofa with otttomans. There were many afternoon siestas. Along side the veranda, covered from the sun and prtected from the wind resides an outdoor top-notch ping pong table, including quality rackets and balls. Good way to wind down after a surf. Get a golf cart and you can zip around the Iguana property and sample their facilities which include many restaurants. I recommend Pili's! There is a 9-hole golf course, a mini-market, and a surf shop, amoung others.

My friends and I take a surf trip every year. Southern Dream was easily the best surf house we’ve ever rented. Clean, great design, right on Panga Drops. It’s amazing. David and Ian were super on point and arrangements were all very easy to make. The food was also great. I would recommend a trip to Southern Dream without any reservation. A great place.

Everything about the trip was perfect. The house itself was beautiful and a perfect spot for a pack of surfers.

Me and my friends next year are going again and that will repeat for many years on.....No place is better to be!!! See you guys next year!

Wow! Our entire group was blown away with how amazing this house was. Perfect location right on the sand, incredible service from the Nicaragua 365 crew and all the perfect waves you could surf!! Even the pool was shaded by a tree in the afternoon so it didn't get to hot.....definitely plan to return!

One of the best vacation homes I have ever stayed in. The service was amazing and we felt totally secure on the grounds. The waves were continuous and the wind was offshore 99% of the time. Ian was an amazing concierge and the home was impeccable! Fresh seafood was plentiful. The only convenience missing was air condition for the main space of the home. However, the bedrooms do have great ac and did provide solace at night from the heat. 2 thumbs up!!

My experience was ideal from the very start. David and James were incredibly accommodating, timely, and helpful. Ian, who tends to day to day needs, was always in touch with us, helping and getting anything we wanted. Juanita kept the home clean, every day, and was a joy to be around. The home itself is located in an exceptional area. The surf was great, local food delicious, and amenities all enjoyable. The home is fully equipped with anything you might need, and if something is missing, the whole staff moves quickly to satisfy. We learned that in Nicaragua power is a major expense. So, while the AC in the sleeping quarters works perfectly, it does take a few days to get used to the temp elsewhere in the home as it is very hot. Literally, the only suggestion I would make for this home would be to install 1-2 more AC units in the main living area, then charge the guests extra, should they elect to use it. I would have definitely paid a premium. For those reading, please note, I am nitpicking here as this place, and the entire team, were all wonderful. I would definitely recommend this home and using Nicaragua365 for your planning. We'll be back. Jake

This was our 1st time visiting Nicaragua. Our family of 5 shared Southern Dream with another family of 5 during Spring Break. It was perfect! The house was a great set up for two couples upstairs and the kids sharing the rooms and bathroom on the main level. The house was just as beautiful as it looks online. We traveled with 2 other families that shared the house next door. Our cook was awesome! All four families gathered at Southern Dream for dinner each night. It was such a great set up for our large group. We would highly recommend Staying at Southern Dream, hiring the chef and working with Nicaragua 365. David, Ian and James were very accommodating throughout the entire planning process and all the way through the vacation.Truly one of our favorite vacations! We were all so sad to leave. We look forward to returning again !

We had a WONDERFUL time at the Southern Dreams house in Iguana at the end of March. Everything was spectatular. The house is modern, clean, beautiful and immediately on the beach. We have never seen more beautiful sunsets. The staff was also terrific. Yaneth cooked excellent food (we especially loved her breakfast burritos!). We were able to arrange massages, surf lessons and a fishing trip. They also helped us rent a car to explore on our own and when our 6 year old injured his foot on the beach, they drove us to the emergency clinic immediately. Above and beyond! This location remains somewhat remote. It is a minimum 2.5 hour drive from the Managua airport. But it is well worth it! And while we did take a day to drive around and explore, you would really never need to leave this amazing house. We can't wait to come back!

Had a great time staying here with our group. The home was great and sits right on Panga Drops, relaxing by the pool watching waves come in while having a beverage was a big pastime for our group. Ian, the main contact for our group, was always available and helped our group with any and everything we needed. The whole staff was great and the food was incredible. Cecillia always had a great meal ready for us and I would highly encourage you to explore the food package. Well worth it and will request both of them the next time we go back.

People kept asking us why Nicaragua...we didn't know the real answer until after the week at this house. Everything was spectacular...the views, the people, the food and the surf. If you need to unplug from civilization, go to the end of the world and chillax!! David and his team were wonderful. Giselle served us food that was unique and special to Nicaragua. The day trips (zip line, hiking, hanging out at resorts) were special, but nothing was as special than everything that happens in the late afternoon!! Watching the surfers and drinking cold beer topped off everyday. We can't wait to return...and this time we will all brush up on our Spanish!!

What an amazing trip...

I have traveled quite a bit of the world and never have we experienced such personalized service. Not only is this home exquisite with a prime location on a pristine beach, the staff is 5 stars and the concierge service is second to none.

We had a wonder vacation in this home. David was a delight to work with and made this the easiest vacation I've ever had. Four of us went to Ometepe , Granada and were lucky enough to view Masaya a true wonder of the world, before we arrived. Our ride was waiting for us at the ferry, and he was the fastest driver we have ever had, just glad Jorge wasn't driving a Porsche! When we arrived at the house and met up with the others, dinner was waiting with amazing drinks. Cecilia is amazing, we choose not to ever go out for a meal, because she was such a good cook, go with the meal plan, well worth the price. David was available by phone or text 24/7, he made a sailing trip happen on short notice and provided a driver for us to go horseback ridding at Rancho Chilamate, well worth the drive, so beautiful highly recommend. As others mentioned it isn't easy to get around Nicaragua, everything is a drive, but such a beautiful place to see and explore. We went for ice cream everyday and went to the restraint at the end of the beach for drinks. But we had the best of everything at the house. The boys surfed everyday and golfed some and really liked the course. Juanita kept the house very clean and did our laundry every day! Few FYI's: the house doesn't have shampoo or a blower. The bedrooms, which are beautiful, have air conditioning but the living room, dinning and kitchen does not, I felt sorry for wonderful Cecilia working in that kitchen. There are not many ATM's near, the one by the store and ice cream shop was always out of cash. Every one takes dollars and most prices are in US dollars, so just bring enough, since you are tipping and most restaurants and the grocery store in Iguana take cash only. Don't miss the Nic rum, really good! We loved the house dog and cat (even though we weren't suppose to feed them....) But this is a hard thing about poor countries. Nicaragua is very clean and the people have a great pride, we loved this country and we are already planning next years trip back and think we will need to rent two house from David, the rest of the family and friends want to come! Thank you again David for making this a special week.

The house/villa is just so beautiful and perfect. It looks even better in real life than on the pictures. A real southern dream. The view on the ocean is outstanding. House is meticulously cleaned every day by Juanita who is also a great cook and just a marvellous person. We couldn't not ask for a better service. We were taken care of from the arrival till the departure. David and his team are just great! Open to any requests and helpful in any way possible.

This ranks as one of my all time favorite vacations. I thought the house looked amazing before we got there when looking on the computer. Turns out it was even better!

I planned a trip here for my birthday with my partner and 6 other gay men. I was looking for a low key beach vacation where we could relax and do nothing much other than that. I discovered Nicaragua 365 and sent an email through the website for a house that would accommodate all of us. The first house I chose was not available for our dates but very quickly David and James responded with this house which was equally nice. From that point on David and James took care of everything. We also decided to take advantage of the package that included two meals a day.

Every year we travel south for a 2 week surf trip, this year we choose to stay here and we have no regrets.

We stayed for two weeks at Southern Dream and Panga Drops was firing every single day of our trip! The staff of Nicaragua365 made our stay a true vacation; our two year old daughter had her nanny and we were able to relax, surf and enjoy Cecilia's amazing food. Where to begin? From the moment we said "book it"...the magic began. James and his team handled it all from A to Z. R/T airport transfers, grocery shopping, all the cooking, cleaning, pool care, etc...an actual vacation where we were simply able to relax without a care in the world.

Perfect house, perfect location, perfect people, perfect views... and perfect waves!

It was such a great experience, the house and accommodations exceeded expectations; the food and catering service were beyond amazing. It was worth every single penny.

Iguana is the best beach and this house is by far the best house we have rented. Its absolutely gorgeous! From the reservation onwards everything was perfect. The view from all sides with all the panoramic windows is spectacular. So nice to bring milk when we ran out on Sunday morning. The man who brought it wouldn't even take a tip... saying it was on the house. Nice gesture! Silvio is very friendly, helpful and pleasant and Juanita is just wonderful.

Our stay was exceptional. The property was beautiful and immaculately cleaned everyday. Its well appointed, high end but very comfortable and liveable. The staff was incredibly hard working and professional. We felt safe & secure knowing our belongings as well as ourselves were being looked after so well.

This house, location, beach and surfing delivered all it promised. It has been the most relaxing vacation ever! Days spent just purely surfing, swimming, and soaking up the sun (and some rain) without ever having to leave.

I saw pictures of the place before we came and it was every bit as beautiful as those images.

We traveled with our 7 year old twins and another family that has two children to enjoy some rest and relaxation. We definitely achieved our goal! We had quality time with our families, everyone got to surf, we finished a couple of books and we enjoyed the sun. There was no reason to have a car as there is no reason to leave the comfort of the house. We explored the area on the beach to the right during low tide and were able to get to another small beach that had a large sand dune. The kids loved climbing and running down.

Last April a friend sent me a photo from the front deck of Southern Dream looking over the pool, across the prestine beach, to an unreal break (Panga Drops) literally directly in front of the house. After they returned they raved about the solitude and beauty of the location and the convenience of the entire trip. Naturally, I had to see it for myself so I booked a trip this November. We returned yesterday and, not to my surprise, I found Southern Dream to live up to, and beyond, its name.

This was our first visit to Nicaragua so we were coming in a little blind. After narrowing our house search to two or three places, we finally settled on "Southern Dream" and thank God we did. It is BY FAR AND AWAY the nicest house in the Hacienda Iguana development and, from what we saw, the nicest place in the region. And our group wasn't a bunch of 20 year old surf rats, but people who can sincerely appreciate a very nice property.

If you want a vacation/surf house that is truly relaxing, this house is for you. Clean and modern with cable, internet, killer stereo (music on all day). Surf - Panga Drops right out front - Colorado's just down the beach. Lift your head from the pillow in the morning and check Panga Drops. Surf, shower, hop in the pool. Lather, rinse, repeat. James and his staff were stellar; super friendly and accommodating. A maid on site all day. The house was clean, clean, clean. The maid also picked flowers and arranged them in vases throughout the house - great touch. Boards a little late arriving - James hooked me up with a board until mine arrived. James also coordinated the following services for us:transfer to and from the airport, boat trip, lobster, shrimp, and fish - delivered to the house, a driver for the night, a driver for a ride to Gigante, and a masseuse that came to the house. We had some bikes at our disposal which we rode a few times, mostly to happy hour at Colorado's. We are definitely going back next year. Cheers, Matt and Joanne

The location of this house is unbeatable. It literally sits right on Panga Drops and is only a few yards from the break which made our trip so easy and relaxing. The house is open, bright, new and has all the amenities you'll ever need (tv, internet, stereo and all the necessary kitchen appliances). It's brand new and has a great feel to it. We had 8 people staying there and it never felt crowded, which was a bonus. There was a cleaning lady there every day so the house was always clean and fresh. She even cooked us fresh lobster which we bought right off the beach!

The place is so nice we didn't even go back out the front door until our week ended - seriously.
